Owning a home in Dallas is one of the most powerful financial decisions you can make, and preparation is everything. Our program is one of the most comprehensive homebuyer assistance programs available, designed to build your financial confidence and get you mortgage-ready in one year or less.

Start by completing our quick pre-screen tool to check your eligibility for the program. It takes less than 5 minutes and there’s no cost to check your eligibility.

If you meet the initial criteria, you’ll be invited to fill out our full online intake application. Once accepted, a one-time enrollment fee is required. $125 for a single applicant or $200 for dual applicants. This covers unlimited one-on-one sessions with a HUD-certified Housing Counselor, soft credit reviews with no impact to your score, and access to all required classes and workshops. For those who qualify to purchase a Dallas Habitat home, 0% interest financing and up to zero-down payment assistance may also be available, an average lifetime cost benefit of $300,000 compared to a conventional mortgage.

      • You can only submit the pre-screen once. Please double-check your answers.

      • Approval at this stage does not guarantee you’ll qualify to buy a home, but it’s an essential first step.

Do You Qualify? Eligibility Requirements

This affordable homeownership program serves first-time home buyers in Dallas and Kaufman counties, including anyone who has not owned a home in the past three years. To get started, you’ll need to meet these basic requirements:

      • Being a U.S. citizen or permanent resident.
      • Having stable employment income for at least one year.
      • Being a first-time homebuyer per HUD’s definition, meaning you have not owned a home in the past three years. This includes people who have owned before. If you owned a home more than three years ago, you may still qualify
      • No bankruptcy filed in the past three years.

You’ll also need to fall within HUD’s 2026 Area Median Income (AMI) guidelines for Dallas. We serve households earning between 50% and 120% AMI. For a household of four, that means income up to $145,320. Use the chart below to find where your household fits:

Once accepted, you’ll work one-on-one with a HUD-certified Counselor to build savings, reduce debt, improve your credit score, and develop a personalized action plan, all focused on getting you mortgage-ready. Most participants complete this phase in one year or less

With mortgage pre-approval in hand, you’re ready to start searching for your new home. You may qualify to purchase a Dallas Habitat home with 0% interest financing. Either way, your Counselor will be with you every step of the way.

Begin Education

Your Counselor will conduct a “soft review” of your credit (with no impact on your score). In your 1st counseling session, you and your Counselor will assess your ability to qualify for a mortgage based on all the information reviewed.

Assess your Mortgage Readiness

Upon applying for our program, you’ll meet with a HUD-certified Homeownership Counselor to assess your Mortgage-Readiness. In your 1st counseling session, you and your Counselor will assess your ability to qualify for a mortgage based on all the information reviewed.

IDENTIFY BARRIERS TO HOMEOWNERSHIP

After assessing your mortgage readiness, your counselor will work with you to identify any barriers that may be preventing you from becoming mortgage-ready. These barriers can vary from person to person and may include limited savings, a short employment history, credit challenges, high debt, or other financial factors.
The good news is that identifying barriers is an important step toward overcoming them. Your counselor will help you understand what may be standing in the way of your homeownership goals and develop a personalized plan to address those challenges over time.
Our counselors are here to guide and support you throughout the process. Even if you’re not mortgage-ready today, we’ll help you build a path toward achieving your homeownership goals.

Create Action Plan & Budget

At this point, you’ll work with your Counselor to develop a sustainable household budget that will allow you to achieve your financial goals – most importantly, saving for the upfront costs of homeownership (down payment, closing costs, etc.). You and your Counselor will then develop your personalized action plan, outlining the specific steps you’ll take to become mortgage-ready. Examples might include establishing (and sticking to!) a savings plan, reducing debt, or resolving past due accounts on credit.

Complete Pre-Purchase Education

We believe that financial education is the first step to achieving financial freedom – as such, you’ll be required to complete education throughout the process. Offerings include financial education workshops, homebuyer education seminars and even online learning modules.

Mortgage-Ready

At this step, you’re ready to start the home buying process! While Mortgage-Readiness is specific to you, there are a few key indicators that determine ability to qualify for a home loan, including:

    • Minimum of $3,500 saved for upfront costs – and an established pattern of saving.
    • At least 2 years of stable income
    • No delinquent/past due accounts on your credit within the last (3) years
    • Ideal credit score of 620+

Now, you’ll work with your Dallas Habitat Homeownership Counselor to obtain pre-qualifications from multiple mortgage lenders. Once you have all available options for consideration, you’ll meet with your Dallas Habitat Homeownership Counselor to determine which loan is best for you. For eligible candidates, this could include a pre-qualification letter for a Dallas Habitat mortgage.

Buying a Habitat home?

If you’re eligible to purchase a Dallas Habitat home – meaning you meet our income and loan guidelines and can afford to buy one of our homes – your Counselor will refer you to our Homebuying Specialist. At this point, you’ll learn about our available homes, including neighborhood(s), sales prices and floor plans. Based on your pre-qualification amount, you’ll be provided with all available options for you to choose from.

Select a Home

Once you find the home that’s right for you, you’ll pay an Earnest Money Deposit to secure the house in your name! You’ll sign a Sales Contract to make things official, complete your Loan Application and construction will begin on your new home!

Partnership Hours

Dallas Habitat homes don’t require a financial down payment – instead, you’ll contribute what we call “Partnership Hours”. This means that you’ll be investing your time into preparing to succeed as a homeowner. During this process, you’ll work alongside volunteers to build your very own home! Additionally, the workshops and online education that you complete will earn you Partnership Hours.

Your Dallas Habitat Homeownership Counselor serves as a trusted, independent advisor on your home buying team. We’ll help guide you at every step of the process, ensuring you ask the right questions at the right time. As a first-time home buyer, there is a lot to learn. We’re here to help!

Your Dallas Habitat Homeownership Counselor  will help you to understand your mortgage loan approval options and select the option that works best for you. Dallas Habitat offers our Preferred Lender Network, which will support you in finding great first-time buyer programs that you may qualify for. We’ll also help you determine if you’re eligible for down payment/closing cost assistance programs to help you take advantage of great programs designed for buyers just like you. Buying a home will likely be your largest purchase, so you’ll want to spend the time researching and comparing all of your options with a trusted advisor.

You’ll want to find an agent who understands your unique needs and is willing to dedicate the time and energy to finding the right home for you. Dallas Habitat offers a network of Preferred Realtors designed to equip our buyers with a list of reputable agents to choose from, depending on your preferences and needs.
